Quick Summary

Joy City reported H1 2026 revenue of RMB 12.23 billion, down 19.71% year-on-year, and a net loss attributable to shareholders of RMB 723 million, swinging from profit to loss. Cumulative losses from 2022 through H1 2026 exceeded RMB 10.398 billion.

The company showed clear divergence between its mall and property businesses. Shopping center sales reached RMB 23.402 billion, up 6.4% year-on-year; foot traffic was 231 million, up 15.5%; and the average occupancy rate was 93%, making the mall segment a cash cow. In contrast, commercial housing sales and primary land development revenue fell 27.62% year-on-year to RMB 8.339 billion, with gross margin plunging from 31.14% to 12.50%.

Joy City is making three major adjustments: first, shifting strategic priority to the commercial sector and establishing a "1123" strategic system to strengthen its commercial leadership position; second, placing mature malls such as Tianjin Joy City into REITs to achieve secondary asset monetization, following the issuance of Huaxia Joy City Commercial REIT in 2024; and third, in June 2026, replacing its four regional companies with seven city-level companies, simplifying the former headquarters-region-city three-tier structure into a two-tier flat structure under direct headquarters control to shorten decision-making chains.

Joy City shopping malls target Gen-Z and younger customers, with a positioning of trendiness, fashion, and taste. In H1 2026, the company launched the Joy City Hi Festival, holding over 200 IP exhibitions and trendy events, and introduced more than 300 regional first stores and brand flagship stores across its national portfolio.

Notable first-store cases include: Beijing Chaoyang Joy City brought in MUJI's largest China flagship store, TRUE RELIGION's first North China store, Liangdianjian's first nationwide store, and 52TOYS' first Beijing flagship store. Beijing Xidan Joy City introduced Sushiro's first Beijing store, Rourou Dami's first North China store, Mardi Mercredi's regional first store, GROTTO's regional first store, and Ralph Lauren Fragrance's first North China store and new China concept store.

Foot traffic was strong: H1 2026 shopping center sales rose 6.4% year-on-year to RMB 23.402 billion, foot traffic reached 231 million (up 15.5%), and average occupancy was 93%. Joy City was one of the first commercial brands to embrace ACG (anime, comics, games) culture, and its focus on scenario experiences and IP activities makes it a relevant reference for brands interested in first-store economics, young-customer activation, and scenario-based marketing.

Joy City is shifting its strategic focus to the commercial segment, with shopping center sales reaching RMB 23.402 billion in H1 2026 (up 6.4% year-on-year), foot traffic of 231 million (up 15.5%), and average occupancy of 93% - evidence that offline commercial consumption and foot traffic still have room to grow.

The company places heavy emphasis on first-store economics and IP events, holding over 200 IP exhibitions and trendy activities in H1 2026 and bringing in more than 300 regional first stores and flagship stores. For suppliers and brands, this signals an opportunity to enter mall channels and compete for first-store resources.

Risk warning: Joy City's contracted sales from its sales-type business fell sharply to RMB 3.9 billion, down 55% year-on-year, with contracted floor area down 46%. Revenue from commercial housing sales and primary land development dropped 27.62% year-on-year, and gross margin fell from 31.14% to 12.50%. Real estate development still accounts for 68.18% of total revenue, but the segment remains under pressure. Sellers tied to upstream and downstream real estate businesses should note that Joy City's investment appetite has weakened: it acquired only one residential plot in Tianjin during H1 2026, while its land reserve in third- and fourth-tier cities stands at approximately 14.64 million square meters, creating considerable destocking pressure.

Demand risk for building materials, renovation, and equipment from property and commercial projects deserves attention. In H1 2026, Joy City's contracted sales from sales-type business dropped 55% year-on-year to only RMB 3.9 billion, and contracted floor area fell 46%. The company's investment appetite is low: it spent only RMB 411 million to acquire one residential plot in Tianjin. Revenue from commercial housing sales and primary land development fell 27.62% to RMB 8.339 billion.

Joy City is actively restructuring its existing commercial projects. It merged the commercial business unit and property unit into Joy Life, consolidated the product center and marketing management unit into the Development Business Unit, and renamed the industry and office building management unit as the Industry Development Business Unit. As a result of renovation and upgrade work on some projects in H1 2026, average occupancy in shopping centers reached 93% - meaning these upgrades will still generate demand for commercial space design, construction, equipment, and materials.

In addition, placing mature malls into REITs for asset revitalization suggests that renovation of existing commercial space and improvement of operational efficiency are becoming key directions. Factories should monitor demand for commercial space renewal, smart equipment, and energy-saving and environmental facilities.

Joy City's core pain point is the coexistence of a shrinking development business and growing commercial operations. H1 2026 revenue from commercial housing sales and primary land development fell 27.62% year-on-year, with gross margin dropping from 31.14% to 12.50%; contracted sales from sales-type business fell 55% year-on-year to RMB 3.9 billion. Meanwhile, shopping center sales grew 6.4% year-on-year and foot traffic grew 15.5%, making the commercial segment an important growth engine.

To solve management efficiency problems, Joy City flattened its organization from a headquarters-region-city three-tier structure to a headquarters-direct city companies two-tier flat structure. It abolished four regional companies and established seven city companies in Beijing, Shanghai, Shenzhen, Chengdu, Hangzhou, Xi'an, and Sanya Yalong Bay. It also converted the internal control and information technology group under its strategic operations center into a Digital Intelligence Center, signaling that digital and intelligent management is a ripe area for service providers.

Joy City is actively revitalizing existing assets. In addition to the Huaxia Joy City Commercial REIT already issued, it is also filing for commercial real estate REITs with Tianjin Joy City as the underlying asset, and is continuously screening assets for future expansion. This creates opportunities for service providers in asset securitization, financial advisory, and commercial operations optimization.

As a large commercial real estate platform, Joy City's most immediate needs are to strengthen its commercial leadership position and revitalize existing assets. In 2024, the company established its "1123" strategic system, making commercial leadership its top priority. In November 2025, it completed the privatization of Hong Kong-listed Joy City Properties, increasing its overall stake to 96.13%, signaling stronger control over its commercial operating entity.

In terms of organizational management, in June 2026 Joy City abolished four regional companies (North, East, South, and Southwest) and established seven city companies in Beijing, Shanghai, Shenzhen, Chengdu, Hangzhou, Xi'an, and Sanya Yalong Bay. It compressed the three-tier management structure into a two-tier flat structure with headquarters directly managing city companies, and formed Joy Life and the Development Business Unit while adjusting the Digital Intelligence Center. This creates demand for platform services in commercial property management, digital systems, and investment promotion and operations at the city-company level.

A key risk is that Joy City's equity interests in shopping malls are generally low. Of the 24 shopping centers disclosed in its 2025 financial report, only Shenzhen Joy City has 100% equity ownership, while 17 operate with less than 50% equity - including core projects such as Beijing Chaoyang Joy City, Xidan Joy City, Jing'an Joy City, and Hangzhou Joy City. A commercial platform partner should thus pay close attention to the project equity structure, rental income distribution, and future asset injection arrangements.

The Joy City case illustrates the transformation predicament faced by traditional real estate developers during an industry downturn. Development business still accounts for 68.18% of total revenue, but gross margin in sales-type business collapsed from 31.14% to 12.50%, and contracted sales fell 55% year-on-year. Over the same period, shopping center sales rose 6.4% year-on-year and foot traffic rose 15.5%. This shows a clear divergence between commercial operations and development, and suggests that a "residential + commercial" dual-wheel model has limited ability to resist downward pressure.

Joy City recorded cumulative net losses attributable to shareholders of RMB 10.398 billion from 2022 through H1 2026. In H1 2026, it recognized RMB 294 million in inventory impairment losses, representing 91.96% of total profit. The company holds approximately 14.64 million square meters of land reserves in third- and fourth-tier cities, where hard-to-sell land and properties have become a major drag on profit. This provides a useful case for research on the relationship between real estate inventory impairment, land reserve structure, and corporate losses.

Another area worth attention is Joy City's asset securitization path. In 2024, it issued the Huaxia Joy City Commercial REIT; in July 2026, it filed for commercial real estate REITs backed by Tianjin Joy City, and continues to build a pipeline of assets for future expansion. This reflects an emerging business model in which enterprises use REITs to revitalize existing commercial assets and achieve secondary monetization. In addition, the organization was flattened from a headquarters-region-city three-tier structure to a headquarters-direct city companies two-tier structure, with four regional companies abolished and seven city companies created - a useful example for studying organizational change in large real estate companies.
