深耕酒店领域18年的投资人Q君,关注这件事不是看热闹,是因为君亭这个收购案,对做酒店投资的人来说,教训很实在:

作为A股唯一民营连锁酒店,但受重资产直营影响,扩张速度远不如锦江、华住等头部集团。结果就是,五年来营收从2.78亿涨到6.73亿,看着挺美,但扣非净利润从3116万跌到1818万,越做越不赚钱。

“究其原因,无非是直营模式下,每一家店的租金、人工、折旧都是自己扛。行情好的时候利润还行,行情一差就是纯亏。这也是为什么我一直说,中小投资人选品牌加盟,要选轻资产+品牌杠杆。你自己扛不动的事,还有品牌方帮你扛。”

如此看来,君亭还有加盟扩张的机会吗?

不妨参考一下,前期同样属于重资产直营的万豪。其在1998年上市之前,先是通过剥离地产,完成轻资产化的首次转型。

后又采用REITs策略,由母公司持有酒店公寓等资产,发行REITs产品,由子公司负责酒店经营业务,专注于连锁酒店的管理经营,完成轻资产化二次转型。

此后再依靠原有的强品牌力,通过品牌并购+特许经营两种方式,门店规模得到快速增长的同时,特许经营的比例也不断提高。

据国金证券分析师调研显示,1999至2022年万豪特许经营模式的门店数量占比从52%上升至74%,直接管理的客房数量从62%下降至37%。

简单来讲,万豪能够实现加盟扩张,关键在于它完成的两次轻资产转型,既解放了创始人团队,又积累了充足现金流,足以将高端酒店的盈利能力、运营能力、组织能力系统性对外输出。

对比来看,君亭的加盟扩张,缺少了轻资产化的阶段。
